They sent out 2 estate agents, which both valued the house roughly the same price, they advised me to go with a company called Beresford Adams, which over the phone i agreed to it.

Beresford Adams estate agents are exceptionally expensive. Would not use them again I have to say, but we did and too late. We will have ended up paying over £3500 costs just to their estate agency in order to sell a property not much over £90,000 - which I think is a shocking mark up.
