The people living above me are not approachable and L&Q wants me to put my life at risk and do their job for them. They are telling me it's L&Q policy for tenants to make contact with neighbours so, they can get access. If, I get attacked by my neighbour's dog it's my fault. So, please think twice before you join anything with L&Q.

Absolutely abysmal service from L&Q. We had 2x roof leaks within our property which took L&Q over 18 months to fix, repairs only happened when we contacted our local MP. Extremely poor communication between L&Q and residents, customer service operators are rude and patronising.

L&Q removed our communal lighting and put some kind of fire lighting which has super ugly trunking on the ceilings - now it looks like we live in a cellar or bunker. L&Q cancelled our tenants' group funding, Well, I actually could go on and on about how terrible L&Q are and about how unwilling their staff (housng officers) are to compromise.

No hot water. Waiting for it to be fixed for the last 4 days. L&Q refers Tenants to deal with the issue with a separate company Eon, and they work only Monday-Friday 9-5. It was suggested for us to go to take a shower at the neighbours. L&Q made an effort to provide quick solution to take payments, available 24/7.
